Restaurant/Bar Tenant Improvement

Creating a new home for an established bar/grill has its challenges.

Sometimes a new business location means a smaller space.

The good news was that the Draft Sports Grill was an established bar/grill located in Mesa, and the owners bought a building that would serve as its new home.

The challenging news was that the new space was nearly 2,000 SF smaller than their previous space, which reduced both seating capacity and kitchen area.

On Point’s architect jumped in and streamlined the kitchen layout which gained seating space up front. We honed in on details to create good traffic flow through the kitchen and converted the covered entry into an outdoor seating space. Everyone worked through many challenges and obtained administrative site plan approval with the City planning staff to allow for the outdoor seating.

Not to brag {well, okay, we will…}, this tenant improvement project was approved on first review with the City, including the approval for the patio. A job well done!
