Many residents keep an eye out when a vacant lot is up for grabs. In this case, the neighborhood had long opposed any development on this site that abutted a canal and a City sewer station. They especially wanted something other than a storage facility nearby.

We knew it would be a problem and were ready. We worked alongside the neighbors and designed a stepped building to keep the three-story section far from the residential area. We also successfully rezoned from C1 to C2 SP (to harmonize commercial uses in a way suitable for the City’s development), obtained setback variances along the canal, and negotiated a height waiver to allow for the owner’s much-needed three stories. All in all, it was a successful project!

On Point provided site design, building elevation design with color selection, rezoning with height waiver, site plan approval, and construction permits with the City. 

The building design is sleek and modern while maintaining the budget that works for a storage facility. We look forward to seeing this one built and occupied by 2025.
