Concord General Contracting gave On Point a ring when their new client needed a new architect. The owner’s previous architect had ‘over-designed’ their facility, causing it to exceed their intended budget. Enter On Point to save the day!

This facility is within a well-established retail development with Target as the anchor store. The owner had purchased the property at a deep discount, only to find out that a large portion of the site holds about one-third of the required stormwater for the entire development.  That’s a costly ouch!

On Point helped the owner determine the space required for a thriving martial arts center. Then, we helped them evaluate how much space they could set aside as rental units to offset some of their anticipated mortgage costs. What a great idea! 

We also redesigned the building to meet the retail development requirements and guidelines while maintaining a sensible budget. 

Last on the list was to tackle that stormwater storage requirement.  We kept the new facility far from the existing retention basin and minimally reshaped the basin to provide a small portion of the stormwater storage underground. 

The owner hopes to develop the remaining land one day; for now, this facility will meet their needs and help them wildly succeed!
