This 100,000 SF facility design is for three stories above grade PLUS a basement!
This project demanded a lot from our design team. We had to create a pleasing design for the developer that owned the larger development where this project was located. We also had to please City planners to obtain Design Review approval. Last but not least, we needed to provide a self-storage facility to meet the needs of the client… meeting both rentable square footage and zoning requirements.
This tiny site was only 1.6 acres and located at a hard corner with 30-foot deep setbacks along both streets. As if that weren’t enough, the city zoning ordinance required 42 parking spaces. After much negotiation, we gained the owner’s approval to reduce parking to 31 spaces. Finally, the site plan came together with all the parties in agreement.
This is the third project between Assured Self Storage and On Point Architecture. Clearly, this client has gotten comfortable with a bad-ass architect.
And here’s the rest of the story…. Not all design projects end up with ribbon-cutting and applause. This design was put on indefinite hold. The good thing is, we’ve done all the hard work to meet a lot of needs. We’ll let you know when it gets built.
